		<description>The plot is currently zoned for agricultural use as it is a horse ranch.  

However, 20% of the land is already paved over and due to agriculture zoning restrictions less than 10% of it could ever be farmed. At that, because the adjoining farm is conventional and pesticide drift is a problem, it could never be farmed organically.

While small office and retail space was included in early plans, it was removed when the project was entirely redone in order to meet concerns voiced by neighbors and city staff. The intent of the staff was to promote existing businesses rather than introducing retail uses in a questionably suitable area.

The site is within biking distance of local retail and has simple access to the Davis Bicycle Network leading into downtown Davis and throughout the city to provide safe and convenient commuter biking options to future residents.</description>

I understand that the home price will be dependent upon the market at the time...  but would you have any kind of rough range for those 73 single-family homes geared toward first time buyers?

While the final architecture of the development has not yet been determined and will depend upon the passage of Measure P, we have an estimated range.

The townhomes and single family homes will be smaller entry-level &quot;starter homes.&quot;  The smaller size allows for a lighter demand on land and lower price.

Single family residences are estimated to be 1600-2000 Square Feet with 3-4 bedrooms.

Townhomes are estimated to be 1400-1600 Square Feet with 2-3 bedrooms.</description>
